Experts on Property in Sydney's Inner West

Achieving maximum return on property assets for minimum fuss is the objective of every property owner. At Exchange Property Sales and Management we’ve been buying, selling and managing residential and commercial rental properties in Sydney’s inner west and eastern suburbs for over 20 years. The suburbs we have expertise in include Redfern, Surry Hills, Newtown, Marrickville, Camperdown, Darlinghurst, Erskineville and Alexandria, as well as properties in surrounding suburbs. Because we're always in touch with market values, we can accurately advise you on achievable rental returns.

Importantly, we can also provide sound advice on property management, tenancy legislation and improvements that will further increase the returns on your assets.

  • We Work With You
    • Over 20 years in the business, Exchange Property Sales and Management has established efficient and effective processes for renting and managing property to achieve the greatest return on your assets.

  • Market Research
    • Exchange Property has years of experience working with commercial and residential property in Sydney’s inner west and eastern suburbs including Redfern, Surry Hills, Newtown, Marrickville, Camperdown, Darlinghurst, Erskineville and Alexandria. Before we meet you, we’ll research your home and homes like yours in the local area that are currently being rented.

  • Discussion and Proposal
    • We will meet you to walk through your home, discuss your needs and our property management services.
With your consent a condition report will be completed and a real estate agency agreement written up for you to sign.

  • Property Promotion
    • To promote your rental property we will open the home for inspections both during the week and on weekends. During these inspections our property manager will highlight the home’s features, while at the same time assessing each prospective tenant for suitability.

  • Tenant Appraisal
    • To ensure objectivity in the tenant selection process, a second property manager will assess all tenancy applications against our criteria of employment, rental stability and financial capacity.

Both property managers will review short listed applicants and undertake further checks before making recommendations about prospective property tenants.

  • Tenancy Agreements
    • At Exchange Property we follow strict procedures to protect our property owners and ensure a seamless experience. Reservation fees, bonds, and cleared funds must be in place before we release keys to a tenant.

All rents are paid by direct debit, and scheduled to run before the due date. This system enables us to efficiently manage shared households and provides advance warning of any dishonours, giving time for our property managers to contact tenants to make alternative arrangements.

Direct debit is also used to collect payments for water usage charges.

  • Maintenance
    • Timely property maintenance is critical to maintaining the value of your asset as well as keeping tenants satisfied. At Exchange we have a team of tried and trusted, fully licensed tradespeople who handle all maintenance on the properties we manage in Sydney's inner west suburbs. On request we can also coordinate larger scale works that can add value to your property.

  • Financial Reporting
    • As part of your property management agreement, Exchange provides monthly and year-end statements. These, along with the ability to view tenant payments and property related bills via our secure online portal, keep our clients fully informed. For your convenience, a depreciation schedule can also be provided.

  • Annual Review
    • Our aim is to help you leverage your property investment over the long term. To do this we will conduct an annual review of your property that includes:

      • The condition of the property
      • The current rent
      • Required maintenance
      • Potential for major asset improvements and equity growth.

Following this annual review you will receive a property inspection report along with relevant photos.

  • Rental Increases
    • We recommend annual rental increases that take into account the tenancy situation, a comparative market analysis and the current condition of the property. Rental increases are proposed and agreed in consultation with the tenant and the owner.
